Ten Tax Tips from the IRS for Individuals Selling Their Home
The Internal Revenue Service has some important information for those who have sold or are about to sell their home. If you have a gain from the sale of your main home, you may be able to exclude all or part of that gain from your income.
Here are 10 tax tips from the IRS to keep in mind when selling your home.
1. In general, you are eligible to exclude the gain from income if you have owned and used your home as your main home for two years out of the five years prior to the date of its sale.
2. If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases).
3. You are not eligible for the full exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home.
4. If you can exclude all of the gain, you do not need to report the sale of your home on your tax return.
5. If you have a gain that cannot be excluded, it is taxable. You must report it on Form 1040, Schedule D, Capital Gains and Losses.
6. You cannot deduct a loss from the sale of your main home.
7. Worksheets are included in Publication 523, Selling Your Home, to help you figure the adjusted basis of the home you sold, the gain (or loss) on the sale, and the gain that you can exclude. Most tax software can also help with
this calculation.
8. If you have more than one home, you can exclude a gain only from the sale of your main home. You must pay tax on the gain from selling any other home. If you have two homes and live in both of them, your main home is ordinarily the one you live in most of the time.
9. Special rules may apply when you sell a home for which you received the first-time homebuyer credit. See Publication 523, Selling Your Home, for details.
10. When you move, be sure to update your address with the IRS and the U.S. Postal Service to ensure you receive mail from the IRS. Use Form 8822, Change of Address, to notify the IRS of your address change.

Located in the northern end of the City of Fall River, the Highlands neighborhood offers block after block of predominantly single family homes in a lovely suburban setting, close to most everything, yet away from the feel of the city.

The Highlands is actually split in to two neighborhoods, the Upper Highlands and the Lower Historic Highlands. The Upper Highlands is made up of homes built mostly during the 20th century. You will find beautiful Dutch Colonials in the Leemingville area, along with large rambling 1950’s style executive ranches, large shingle style colonials built between 1900 and 1930, and a number of smaller capes and cottages built after World War Two. The Lower Highlands boasts many Victorian era mansions, some still having out buildings which housed the horses and wagons of the day. The television show “This Old House” highlighted the Highlands area of Fall River as one of the Best Old House Neighborhoods in 2009.

Easily accessible to the major highways in the region, living in the Highlands is very convenient. Bounded on the east by Route 24, it is an easy commute to the north lying cities of Taunton, Brockton and Boston. Head south on Route 24 and pick up Interstate Route 195 where you are minutes away from New Bedford to the east and Providence to the west. Follow Route 24 South and you can be in Newport in less than a half hour.  With the new Veretans Memorial Bridge spanning the Taunton River, all the commercial businesses, malls and plazas of Somerset and Swansea are just minutes away.

The President Avenue neighborhood in the Highlands offers residents just about any retail convenience a community could need, including 24 hour pharmacy, liquor, hardware, and grocery stores, Post Office, banks and fast food, to name a few. Also located in the Highlands neighborhood is The Charlton Memorial Hospital, part of the Southcoast Health System, and many physician’s offices and labs supporting the hospital.

The brand new, state of the art facility is expected to be opened in the Fall of 2013. Elsbree Street is the home of both BMC Durfee High School and Bishop Connolly High School, and the main campus of Bristol Community College.  

Looking down and west from both the Upper and Lower Highlands neighborhoods you can see for miles past the scenic Taunton River, to the banks of Somerset, and on a clear day beyond past Swansea to the Providence skyline. The wide avenues with picturesque homes and historic buildings make the Highlands neighborhood a haven for joggers and walkers any time of year. The housing market in the Greater Fall River, MA area for the period of January through May is showing improvement this year over 2011. The number of single family home sold during this period is up 23% over last year, while the median price dropped 3%. The areas measured include Fall River, Assonet, Freetown, Dighton, Somerset, Swansea, Westport and Dartmouth. The total number of single family homes currently for sale in the area has dropped significantly from a total of 923 units to 765, or a decrease of 17% while the median asking price has remained constant.

Statistics for sales for the individual municipalities vary greatly from town to town. Dighton saw a 17% drop in the number of sales while Freetown enjoyed a 65% increase.  Every town is showing a decrease in available inventories of homes with the exception of Berkley which has 1 more home fore sale this year as compared to last. Median Sale prices were split with 4 communities showing increases and 4 showing decreases in sales price.  Similarly 5 communities have asking prices lower that last years’ median asking price and 3 communities’ median asking price has increased.

Overall, more real estate is changing hands in the Greater Fall River area in 2012. Interest rates are at all time lows and buyers should be out there shopping, but with current inventories dropping, pricing could start to moderate or possibly start to increase.
