There were 37 single family homes sold in Somerset during this period with a median price of $210,000. For the same period in 2011, 31 single family homes sold with a median price of $194,000.
Sales volume is up 19% this year over the same period last year, while the median price up 8.2%.

The median sale price for the month was $216,500. This compares with the January 2011 median price of $195,000.

Here is some real estate market data describing the housing market in the Greater Fall River area during the whole year 2011 and how it compares to the 2010 activity. The data is from the MLS and includes Fall River, Somerset, Swansea, Dartmouth, Westport, Freetown, Berkley, Dighton and Tiverton, RI.

1013 single family homes sold in the Greater Fall River area during 2011 at an average sale price of $261,560 and median price of $220,000. For all of 2010, 969 single family homes sold with an average sales price of $264,078 and median price of $234,000.

So, when comparing 2011 to 2010, 5% more single family homes were sold this year. The average price paid for those homes was just 1% lower than last year, and the median price paid was 6% less.

On January 1, 2011 there were 969 single family homes on the market in thishomes for sale Fall River MA Greater Fall River market. This year on January 1, 2012, 1013 single family homes are on the market. The median asking price for these single family homes is 220,000, as compared to a year ago when the median asking price was $234,000.

How do you get to Fall River?

How do you get to Fall River?



The new Veterans Memorial Bridge, which replaced the old Brightman Street Bridge, is open and I think it is great, but how do you get to Fall River? It takes only minutes to get from President Avenue to the Home Depot in Somerset. Coming back from Somerset is a breeze also. Less stop and go, and just smooth sailing. BUT……, I can’t figure out the signage. When traveling from Fall River to Somerset there are four or five signs directing you to Somerset and letting you know what town you are in on the first few exits.

But when traveling back to the River, the signs take you to Middleboro, Tiverton and New Bedford. Not once do the signs let you know you are in Fall River.

I guess it is up to the State to decide what to put on the highway signs, but who figured out that a commuter would need to know how to get to cities and towns 10 to 20 miles away, rather than letting you know how to get to, say the Industrial Park, or maybe President Avenue or Davol Street, or Heritage State Park, or Battleship Cove?

As you head east on the bridge you are faced with a decision to go left or right at the end. If you bear left and head north the sign says you are going to Middleboro. What happened to North Fall River, Freetown, Assonet, Berkley and Taunton? If you take the right at the end of the bridge and head south, you are on your way to New Bedford and Tiverton. Well at least Tiverton is the next town you will hit, if you travel the complete north south length of Fall River, but New Bedford? You’re going to have to go through Westport and Dartmouth and travel about 15 miles first. Also, the signs direct you to Tiverton by staying on Route 79, but if you are trying to get to New Bedford, the state signs direct you to get off the highway and follow Route 6.Why would they direct you to city streets and stop lights rather than staying on Route 79 and take 195 East to NB?

Oh well, as I said, the bridge is great, but you would thing that someone, during the 30 years it took to build it, could have figured out better signage for us confused drivers.

As we approach the end of October the real estate market is begging for qualified buyers. There is plenty of inventory and the combination of price and mortgage rates couldn’t be better.

Over the past month 85 single family homes sold in the greater Fall River area, including Fall River, Somerset, Swansea, Westport, Dartmouth Freetown, Dighton Buyers wanted in Greater Fall Riverand Berkley. The priciest property included 2 historic capes on 95 acres, a pond, barn and greenhouse and sold for over 2 million dollars. At the other end of the spectrum was a 5 room, 951 square foot cape, in need of updates, on an 11,400 square foot lot, which sold for $75,000. The remaining 83 properties ranged in selling price from $80,000 to $790,000, had an average list price of 265,196 and average sale price of $249,942.

One of these fortunate buyers found 3 bedroom, 2 bath classic cape, in move in condition, in Somerset, with a wood burning stove, hardwood floors throughout, a 3 season room overlooking a private back and beautiful in ground pool for $220,000. Another lucky family is living in their well maintained, 3 bedroom ranch in Dartmouth. This one included a new furnace, Harvey windows, an updated kitchen with Corian countertops, gleaming hardwood throughout, a fireplace, off street parking for 5 cars and attached carport all for $205,500.

Interest rates are at an all time low and that can be more important than the house price over the life of a mortgage. At today’s rates the monthly payment on a  $200,0000 property would be right around $900 a month. Add to that taxes, PMI and insurance and you could expect to be living in your own home, where you get to decide what color to paint, how to decorate for the holidays, where your kids can play in the yard, or you can have a garden, and enjoy all the plusses of owning your own home for roughly $1250 per month.

There were 14 single family homes sold in Somerset during August 2011 at an average sale price of $197,643 and median price of $197000. For the same period in 2010, 10 single family homes sold with an average sales price of $202,890 and median price of $203,500.

Volume is up this year by 40%, while the average price in down 2.6% and the median price down 3.2%.

There are currently 106 single family homes for sale in Somerset, with a median asking price of $244,950, as compared to a year ago when there were 96 homes with a median asking price of $266,164.50.

It’s that time of year again! The summer vacation is winding down and it is time to start thinking of school clothes and supplies, after school activities, homework, lining up for the bathroom in the morning, and everything else that goes along with the busy school year. Somerset School

Although Somerset Public Schools teachers and staff will be starting a few days earlier, 1st grade through 9th grade students first day of school is Thursday September 8.  Kindergarten will begin on September 12. Grades 10 through 12 begin on Friday September 9th.

The Christmas-New Year recess starts at the close of school on Friday December 23, classes resume Tuesday January 3, 2012.

The winter recess is scheduled for the week of February 20, and the spring recess for the week of April 16.

School is scheduled to end on Wednesday  June 20, (unless Mother Nature causes some school cancellations during the year). Visit the Somerset website to view the complete 2011-2012 Somerset School calendar.

Kindergarten and elementary schools start each day at 8:50 AM and end at 3:15 PM, middle schools start time is at8:05 AM and end at 2:35 PM, and High School begins at 7:25 and the day ends at 2:05 PM.

I recently searched MLS for single family homes currently for sale in Fall River and found there are 129 homes available with asking prices between $150,000 and $250,000.  In the same price range Somerset has 50. Swansea has 43, Dartmouth has 45, Westport has 11, Freetown has 14, and Dighton and Berkley each have 6. That’s just over 300 homes for sale in the Greater Fall River area, and if you’re in the market for something a little more pricey, these same communities have another 426 ranging in price from $250,000 to $500,000, and yet another 136 more ranging in price from $500,000 to one million dollars!

For the period of January 1 through June 30 2011, 52 properties sold (single family, multi family and condos) in Somerset MA. For the same period in 2010, 60 properties sold. This was a decrease of 8 properties or 13%.

For the same period the average selling price in Somerset in 2011 was $212,600 versus $243,403 in 2010, or a 13% decrease.

The average number days homes were on the market (amount of time it took to sell the property) in Somerset for this period in 2011 were 114 days versus 95 days in 2010 - an increase of 19 days or 20%.
